Security is a differentiating asset in the portuguese real estate market?

In recent years, security has emerged as a crucial asset in the Portuguese real estate market, directly influencing investment decisions. As buyers and investors seek, beyond properties, a safe and stable environment, the safest and most tranquil places become even more valued.

Those looking to buy a house in Portugal seek quality, good prices, but also security for a peaceful life. In November 2020, Forbes journalist Alex Ledsom wrote that "while the factors affecting world peace change over time, one thing has remained constant: Portugal continues to be one of the safest countries." Ledsom's statement is confirmed by multiple international rankings that praise the country's qualities, with safety taking center stage. Indeed, publications about Portugal as a safe destination are frequent, especially in recent years, with Portugal appearing year after year as one of the safest countries in the Global Peace Index.
In 2023, Portugal once again ranked in the top 10 of the list of the safest and most peaceful countries in the world, occupying the 7th position in the Global Peace Index, promoted by the Institute for Economics and Peace. In previous years, such as in 2020 and 2021, Portugal was ranked 3rd. However, the slightly lower position in the last year still places our country among the most peaceful in the world.

The researchers analyze, year after year, 163 territories and independent states, according to 23 qualitative and quantitative indicators, including internal security, militarization, internal and external conflicts, police violence, public safety, terrorism, social justice, among others, to determine the level of peace in each nation. No surprise, leading the ranking for several consecutive years is Ireland.

Safety as a value in real estate

But security is not just a matter of well-being. It is also a true asset in the real estate sector. As concerns about personal and property security grow, the perception of a safe location can considerably increase property values. Safety is not just a basic need, but also an intelligent strategy for real estate appreciation because where there is safety, there is investment!
Safety is a crucial factor in the decision to buy a house in Portugal, especially for foreigners and families seeking stability. Safety influences not only daily well-being but also the long-term value of the property, with safe and quiet areas being preferred for real estate investments. And in this field, the Algarve scores points. The region not only enchants with its stunning beaches but also has low crime rates, making it a preferred area for those looking to move to Portugal, especially during retirement. The perception of safety here also involves the absence of threats, such as terrorism, and an openness to different cultures, making the Algarve a welcoming destination for various profiles of buying customers.

It is interesting to note that security is a concern shared by both nationals and foreigners, but its importance may be perceived differently by each.

For foreigners, often retirees, who are looking for a new country to live in, safety is often one of the most decisive factors. Portugal is considered an attractive choice due to its low crime rate and high sense of security, factors that carry even more weight for those coming from countries where violence or instability is greater. The tranquility and the absence of major threats, such as terrorism, are also a strong point, contributing to the choice of Portugal as a destination for residence and real estate investment.

But it's not just for foreigners that Portugal stands out for its safety. For the Portuguese, security is like a good wine: recognized and appreciated, but not always exalted in daily life. Being a valued aspect, it is seen as guaranteed and perceived with a certain normality.
Alongside the mild climate, quality of life, and the country's strategic location - Portugal continues to be seen as a gateway to Europe, with easy access to the American and African continents - safety is one of the key factors that attracts international residents and investors.

Safety is not just a feeling, nor is the catalytic effect it causes indifferent. Safety is the new gold of the Portuguese real estate market. Besides, it is this factor that explains the increase in tourism and the growing interest of foreigners - including an endless list of famous figures - in the national real estate market.
